Life Care Rosehaven
Rosehaven Village is located in a natural setting, set back from North East Road in Modbury. The village has been designed to create a community environment which focuses on a high quality lifestyle to provide opportunities to ‘Live Every Day’. We offer Independent Living homes for purchase at this location.

Rosehaven is conveniently located in Modbury close to Modbury Triangle, Westfield Tea Tree Plaza Shopping Centre with easy access to buses and the O-Bahn providing easy connections to family and friends.
The 14 well-appointed one and two bedroom feature lounge/dining area, well equipped kitchen and a generous bathroom. Each home is fully insulated, has reverse cycle air-conditioning and built-in robes. Personal 24 hour monitored alarms are also available. Everyone who lives in our Independent Living Units can access the services of our Chaplain.
Private outdoor storage is provided and Life Care maintains the shared gardens. Garage or carports are available for hire, subject to availability.
“Life Care Active” can provide you access to a range of allied health services, including Physiotherapy, Podiatry and Exercise Programs.
“At Home Created by Life Care” can provide services which are tailored to meet your specific needs through the Commonwealth Home Support Program, a Home Care Package or self funded services.
All homes are for purchase at current market value. This payment, known as the ‘Ingoing Contribution’, is an interest free loan to Life Care for the duration of the agreement and the form of tenure is referred to as a ‘Licence to Occupy’. When you have chosen your new home a contract is prepared and a $5,000 deposit is required to secure the home until it is settled. This amount is fully refundable if you change your mind or it is deducted from the ‘Ingoing Contribution’ balance due at settlement.
When the home is vacated, the ‘Exit Entitlement’ is based on the market value of the home at that time. The standard Deferred Management Fee is then calculated on a sliding scale and capped at 25%, depending on the length of time the home is occupied. The Refurbishment Capital Fund Fee, Sinking Fund Fee and Remarketing Fees are calculated separately.
Maintenance fees are charged fortnightly and cover council and water rates, property insurance, ongoing maintenance, gardening services and public lighting.
All residents are responsible for their own gas, electricity, internet/phone connections & accounts, home furnishings, contents and public liability insurance.
